Fairway Patio Homes General Information and Common Area Rules
The Fairway Patio Homes complex is comprised of 8 units, with 4 in each of two buildings. As prescribed in the CC and Rs for the Association, all unit owners are required to be members of the HOA and to pay dues according to the size of their units. The HOA is managed by a Board elected by majority vote and consists of a President, Secretary, and Treasurer. In addition, there have been several votes in the past several years concerning allowable uses of HOA Common Areas. These six items are not the sole Common Area guidelines; however, they do consist of issues that are raised more frequently than others.
Parking – Depending on the size of the unit (2 bedrooms or 3 bedrooms) 1, 2 or 3 working personal vehicles are permitted to be parked in the owner’s/tenant’s own carport area and must be fully contained within the carport space with no parking allowed on Common Areas owned by the HOA or other unit’s carports.
Fencing – There can be no containment or fencing to preclude access to HOA Common Areas.
Vegetation management - Access to manage vegetation to avoid contact with structures owned by the HOA (Building Exteriors) must be allowed for any contracted property manager or the owner is fully responsible to maintain vegetation on their private areas in compliance with town code.
Carport dividers – Any divider between the carports must be approved in writing by the two owners of the affected units and a copy provided to the HOA Secretary. Any approved divider may not be permanently attached to any building or carport concrete/structure.
Common area planting – No vegetation can be planted on HOA Common Areas without written approval from the HOA Board and only after an affirmative vote at a noticed HOA Board meeting.
Trash receptacles - All trash receptacles may be kept on the owner’s private area/carport or on the Utility Easement on the east side of the HOA property. Units A1 and A2 may place their trash receptacle on the landscaped area on the South side of the HOA property near the pool wall. Trash receptacles may not be placed on areas/carports which are not their own.
The goal of these guidelines is to maintain the Fairway Patio Homes as an attractive and safe location for owners/tenants to use and enjoy. Violations or other issues, such as needed maintenance should be forwarded by U. S. Postal Service or email to the President of the Fairway Patio Homes HOA for action.
